Project: Beachtree Restaurant, Four Seasons Hualalai Resort, Hawaii. The Beach Tree, 2009 The Beach Tree Restaurant, Four Seasons Resort Hualalai was an extensive renovation doubling the size of the kitchen, dining and bar areas. Resort ownership and management took an active part in the design development. As an ocean-front project it was in the FEMA designated A-E Flood Zone and required special structural, mechanical and electrical engineering accommodations as well as flood-proof detailing. The kitchen was steel reinforced concrete built into grade with sod roof, matching existing for minimal view disturbance to nearby guest bungalows. The original dining and bar areas were removed. The new pavilion and trellis dining are structural-steel framed with African mahogany, cedar and Ipe finish surfaces. The trellis has electrically operable sun shades. The new bar is timber-framed with ohia and the roof is thatched. An expansive lounge deck with autograph trees and shade umbrellas joins all of the areas together. This was a complex project, and had multiple on-the fly scope adjustments with a limited design / construction schedule. Project: The Bridge Suites, 2009, Four Seasons Hualalai Resort, Hawaii. The Bridge Suites, Four Seasons Resort Hualalai addition spans the space between 2-existing guest bungalow buildings at both the lower and upper floors at 10-locations or 20-suites. The suites were mated to the existing guest room on one side and with double communicating doors on the other side for guests requiring a double suite. All 10-locations were unique configurations. The structure consisted of concrete slab on grade with steel columns and beams supporting a composite suspended second floor slab, steel stud wall framing and wood roof trusses. Resort ownership and management were pro-active throughout the design phase. To minimize the construction impact on resort operation, the work was accomplished in a 4-phase fast-track schedule. Project: The Hawaii Cultural Center / Golf Pro Shop, 2007, Four Seasons Hualalai Resort, Hawaii. The Hawaii Cultural Center / Golf Pro Shop, Four Seasons Resort Hualalai is a tenant improvement project located on the ground floor on the below the Hualalai Grill Restaurant. The Cultural Center is an interpretive exhibit area showcasing art and artifacts of Hawaii with historic and cultural significance. Consultants included Mark Morrison / Morrison Mechanical Engineers, Wally Oki / Wallace T. Oki, Electrical Engineer, and Halina Gruszka / Lighting & Engineering Integrated. The Contractor was Ledcor Construction.

Project: The Luxe Boutique, 2008, Four Seasons Hualalai Resort, Hawaii. The Luxe Boutique, Four Seasons Resort Hualalai is a tenant improvement project located on the lower floor of the lobby building, and offers casual / chic resort wear for women. Collaborators were Leeann Sauter, Eric Lopez / Blue Orchid Group. Consultants were Dave Monroe / CB Engineers; Halina Gruszka / Lighting and Engineering Integrated. The Contractor was Ledcor Construction. Project: Proposed Kolea Beach Club, 2007, Waikoloa Beach Resort, Hawaii. The Proposed Kolea Beach Club located at Waikoloa Beach Resort includes 2-new facilities. One is adjacent to the existing Beach Club (BC) and the other adjacent to the beach access (Annex). Both locations have new pools, lounge decks, and exercise pavilions, and the Annex also has restrooms, office, pavilion and BBQ/picnic area. Consultant was Belt-Collins Civil Engineers.

Project: Persimmon Boutique, 2006, Waikoloa Beach Resort, Hawaii. The Persimmon Boutique is at Waikoloa Beach Resort and is a tenant improvement project at Queen's MarketPlace. It offers casual/chic to evening wear for women. Consultants were Mark Morrison / Morrison Mechanical Engineers, Wally Oki / Wallace T. Oki Electrical Engineer. Contractor was JC Construction.

Project: Paradise Pizza & Grill, 2006, Waikoloa Beach Resort, Hawaii. Paradise Pizza & Grill located at Queen's MarketPlace Food Court, Waikoloa, Beach Resort and specializes in fast food and local style plate lunches. Consultants were Mark Morrison / Morrison Mechanical Engineers, Wally Oki / Wallace T. Oki Electrical Engineers. Contractor Was White Sands Construction.

Project: Beach House, 2005, Four Seasons Hualalai Resort, Hawaii. The Beach House is at Four Seasons Resort Hualalai and this trellised deck facility adjacent to the beach is dining/refreshment favorite with resort residents. Consultants were Bill Blakeney / Structural Engineer, Mark Morrison / Morrison Mechanical Engineers and Wally Oki / Wallace T. Oki Electrical Engineers, Tom Galvin / Galvin Kitchen Designs. Contractor was GM Construction.

Project: Hilton Spa Salon, 2003, Hilton Waikoloa Village, Waikoloa Beach Resort, Hawaii. Hilton Spa Salon located at Hilton Waikoloa Village, Waikoloa Beach Resort. This existing facility received a complete make-over and expansion including hair styling / coloring, manicure / pedicure, and also features retail sales of care products and is adjacent to the full services Hilton Spa. Consultants were Mark Morrison / Morrison Mechanical Engineers and Halina Gruszka / Lighting & Engineering Integrated. Contractor was Clever Construction.

Project: Teen Center 2002, Four Seasons Hualalai Resort, Hawaii The Teen Center at Four Seasons Resort Hualalai compliments and is adjacent to the Kids for All Seasons facility providing a socializing place for young adult guests. Consultants were Bill Blakeney / William Blakeney Structural Engineers, Mark Morrison / Morrison Mechanical Engineers and Wally Oki / Wallace T. Oki Electrical Engineers. Contractor was GM Construction.

Project: Maui Ocean Center (with Pacific Atelier) Maalea, 1988, Maui. Maui Ocean Center, Maalea is a world-class ocean aquarium featuring large exhibits which showcase aquatic ecosystems from small reef fish to the large pelagic display. Collaborators include Coral World International and Pacific Atelier Architects.

Project: Hyatt Regency Ballroom, 1997, Kaanapali, Maui. The Hyatt Regency Ballroom was a complete renovation of the existing ballroom. Collaborator was John Hill, Steve Ruef / Hill Glazier Architects. Consultants were Bill Blakeney / William Blakeney Structural Engineers. Contractor was Fletcher Pacific.

Project: Four Seasons Resort (with Hill Glazier), 1997, Sharm El Sheikh, Egypt. The Four Seasons Resort El Sheikh is located on the Sinai peninsula, Egypt is a full service resort. Constructed of steel-reinforced concrete and has a Middle East/Islamic design style. Collaborators were John Hill, Bob Glazier / Hill Glazier Architects, Bechtel International.

Project: Four Seasons Resort Hualalai (with Hill Glazier) 1996, Hawaii. The Four Seasons Resort located on the Kona Coast of Hawaii is a five-star world class resort, and includes 137 guest rooms with multiple dining facilities, complete recreation amenities, and featuring the Jack Nicolas designed golf course. Collaborators were John Hill, Bob Glazier and Steve Ruef / Hill Glazier Architects, Melissa Messer, / James Northcutt Interior Designs, Barbara Bouyea / Lighting Designs. Project: Harbor Court (with Lacayo), 1992, Honolulu, Oahu. Harbor Court is an office, retail and residential high-rise project located in downtown Honolulu is 40-stories and includes nearly half million square feet of area. Multiple design schemes and 11th hour value engineering with an expiring development agreement required an extreme production schedule and rapid building permit processing. Collaborators included Norm Lacayo / Lacayo Architects. Consultants were Jim Adams / JAI Structural Engineers. Contractor was M.A. Mortenson Construction.

Project: Alii Place, 1990, Honolulu, Oahu. Alii Place located in downtown Honolulu is an office high-rise project. The building facade is finished in cast stone. Collaborators were David Hart / DMJM Hawaii Architects; Elmer Botsai / Curtain Wall Designs.

Project: Immigration/hold room (with M&E Pacific), 1985 Saipan International Airport. The Immigration / Hold-Room project is an addition to the Saipan International Airport. Collaborator was M & E Pacific.

Project: Proposed Capital Pacific Plaza, 1984 Honolulu, Oahu. The Proposed Capital Pacific Plaza in downtown Honolulu was to be a multi-use high-rise project which included office, retail and residential space. Collaborators were Rick Huxley and Lee Masters. Consultant was Brian Hughes / Hughes Structural Engineers.

Project: U.S. Army Corps of Engineers, 1984 Honolulu, Oahu. The Corps of Engineers, Fort Shafter work was indefinite quantity/delivery projects involving family housing renovations and additions for all military service branches. Consultants included Cedric Chong / Chong Mechanical & Electrical Engineering.

Project: Naval Facilities Engineering Command, 1983, Honolulu, Oahu. The NAVFAC, Peal Harbor, Hawaii work was indefinite quantity/delivery projects including renovations to Bloch Arena, Enlisted Kitchen / Mess-hall, and office and warehouse projects. Consultant was Rick Moss / Moss Electrical Engineering.

Project: Genting Resort Hotel, 1983, Honolulu, Oahu. Genting Resort located in Kuala Lumpur, is a full services hotel / casino. Collaborators were Bob Fox / Fox Hawaii and Jimmy Lim / Lim Architects.

Project: Repair 11-Hurricane Iwa Damaged Buildings, 1983, Honolulu, Oahu. The Hurricane Iwa repair damaged buildings project was at Kaneohe Marine Corps Air Station and included office and warehouse buildings, hanger, boat house, piers and wharf. This was an expiring funds project required long hours to meet project deadline. We received commendation letter from Warren Johnson, NAVFAC Hawaii. Collaborator was Lew Ingleson / Ingleson & Meyers Architects.

Project: Hawaiian Housewares Office/Warehouse, 1979, Honolulu, Oahu. Hawaiian Housewares located in Honolulu was a concrete tilt-up project. Consultant was Jim Adams / JAI Structural Engineers. Contractor was Steeltech Construction.

Project: Proposed Hotel Tahara Condominium, 1978, Papeete, Tahiti. The Proposed Hotel Tahara Condominium project was to be located on the black sand beach fronting Hotel Tahara in Papeete. Collaborator was Ed Fearon / Hotel Tahara.

Project: Mazda/Revlon Office/Warehouse 1978, Honolulu, Oahu. The Shelly Mazda / Revlon Hawaii project is a pre-engineered steel building. Consultant was Jim Adams / JAI Structural Engineers.

Project: Proposed Mauka Woodlands, 1978, Townhouses, Kaneohe, Oahu. The proposed Mauka Woodlands project was to be developed by Pole Houses Hawaii. This steeply sloped site in Kaneohe was to use Ponderosa pine columns to support the structures. This was to be Hawaii style, cedar exteriors and sliding doors opening to spacious lanais. Collaborators were Richard Balcom, Stefan Schweitzer and Lee Masters. Consultant was Jim Adams / JAI Structural Engineers.

roject: Borrok Residence (with Hart Howerton)2009, Hualalai Resort, Hawaii The Borrok Residence located at Hualalai Resort was a complete site redesign with pools and water features, and a total interior renovation including a commercial scale kitchen, fireplaces, electric sliding doors, with quality detailing and finishes throughout. Collaborators were Albrecht Pichler, Jim Tinson, Ara Arnn / Hart Howerton Architects; Ann Howerton / Hart Howerton Landscape; Mark Stech-Novak / Mark Stech-Novak Restaurant Design; Walter Moberg / Moberg Fireplaces. Project: Frampton Residence (with Duane Piper) 2007 The Frampton Residence, Hualalai Resort has multiple pavilion structures with slab and grade, wood frame walls and roof trusses. Exteriors are cedar shake roofing, cedar siding and A'a rock walls. The interiors are finely detailed with African mahogany, stone floor and counter finishes. Collaborators included Duane Piper / Piper Design; Andrea Geogoplis / Slifer Designs, Edwards, Colorado, USA. Consultants were Bill Blakeney / William Blakeney Structural Engineers, Mark Morrison / Morrison Mechanical Engineers; Halina Gruszka / Lighting & Engineering Integrated; Amy Boyd / Boyd Landscape Architects. Project: Proposed MacNaughton Residence 2006, Mauna Lani Resort, Hawaii. The proposed MacNaughton Residence to be located at Mauna Lani Resort was Hawaii open type design with multiple pocket doors and covered lanais. Construction was to be concrete slab on grade, wood wall framing and roof trusses. Exterior finishes were to include concrete roofing tile and cement plaster walls with African mahogany soffits and transom trims. Interiors were detailed with African mahogany, stone floors and counters Consultants were Bill Blakeney / William Blakeney Structural Engineers; Greg Boyer / Hawaiian Landscapes;

Project: Bruington Residence 2005, Waikoloa Beach Resort, Hawaii. The Bruington Residence at Waikoloa Beach Resort is Hawaii open type design with pocket doors connecting the interior to large exterior lanai living spaces. Construction is wood frame on concrete slab on grade. Exterior finishes included cement plaster walls and concrete roofing tiles and the interior was detailed with African mahogany trims and stone floors and counters. Consultants included Bill Blakeney / William Blakeney Structural Engineers; Wally Oki / Wallace T. Oki Electrical Engineers; and Deborah Stone-Swanson / Stone-Swanson Landscape Architect.

Project: Cutler Residence 2005, Hawaiian Paradise Park, Hawaii. The Cutler Residence located in Hawaiian Paradise Park. Wood frame construction on concrete slab on grade; this is Hawaii style with large covered lanais and roof overhangs, with the exterior in wood siding and metal roofing for water catchment. The interior features eucalyptus flooring and stone counters. Consultant was Bill Blakeney / William Blakeney Structural Engineers.

Project: Federman Residence (with Sandy Walker) 2003, Hualalai Resort, Hawaii. The Federman Residence is at Mauna Kea Resort was constructed slab on grade with metal studs and wood roof trusses. The exterior finishes include slate roofing and African mahogany siding, transom grill and soffits. The interior is finely detailed in African mahogany and stone, and with Ipe flooring and concrete counters. Extensive sliding pockets join together the interior and exterior living areas. Collaborators include Bob Glazier / Hill Glazier; Paul Wiseman, Kathleen Johnston / The Wiseman Group. Project: MacDonnell Residence (with Sandy Walker) 2001, Hualalai Resort, Hawaii. The MacDonnell Residence located at Hualalai Resort has a structural steel frame in-filled with wood framing. This large, complex project has 3-wings, 2 of which wrap around the expansive pool. The exterior was finished with cedar siding and roofing shakes. The interiors walls are in hemlock with cedar ceiling coffers. Collaborators were Sandy Walker, Kevin Maxey / Walker Moody Architects. Consultants included Afaq Sarwar / Sarwar Structural Engineers; Nimr Tamimi / Engineering Partners Mechanical Engineers; and Wally Oki / Wallace T. Oki Electrical Engineers. Contractor was Ledson Construction.

Project: Laber Residence, 2004, Kohala, Hawaii. The Laber Residence is located in Waikoloa Village and has wood frame construction with concrete slab on grade; the exterior finishes of wood siding, ceramic tile lanais and composition shingle roofing. Sliding doors open to covered lanais. Consultant was Bill Blakeney / William Blakeney Structural Engineers. The contractor was Joel Laber.

Project: Long Residence 2003, Kohala, Hawaii. The Long Residence at Kohala Ranch has the double-pitch roof with surround veranda. Construction is wood framing on concrete slab with wood siding and standing seam metal roofing. The interiors have wood trim detailing and stone floors. Collaborator was Lee Masters / Lee Masters Architect. Consultant was Bill Blakeney / William Blakeney Structural Engineers. Contractor was Schilling Construction.

The Laber Residence is located in Waikoloa Village and has wood frame construction with concrete slab on grade; the exterior finishes of wood siding, ceramic tile lanais and composition shingle roofing. Sliding doors open to covered lanais. Consultant was Bill Blakeney / William Blakeney Structural Engineers. The contractor was Joel Laber.

Project: West Residence 1994, Kamuela, Hawaii. The West Residence in Kamuela is up-country and has wood framed floors, walls and roof. The exterior has wood siding and metal roofing and the interior has oak flooring, the counters are stone. Consultant was Jim Adams / JAI Structural Engineers. Contractor was Quality Builders.

Project: Gonzalez Residence 1993, Waikii, Hawaii. The Gonzalez Residence in Waikii Ranch has wood frame construction on concrete slab with cedar siding and standing seam metal roofing. The interior has Honduran mahogany trim and stone flooring. Consultant was Jim Adams / JAI Structural Engineers. Contractor was Quality Builders.

Project: Laber Residence 1992, Kamuela. The Laber Residence located in Kamuela was wood framed with cedar siding and metal roofing. Up-country with fireplaces, oak flooring and tile counters. Consultant was Jim Adams / Jai Structural Engineers. Contractor was Joel Laber.

Project: Laber Residence 1985, Hawaii Kai, Oahu. The Laber Residence on the Hawaii Kai Marina was wood framed on concrete slab on grade with cement plaster exterior walls and concrete tile roof, and featured guest suite, pool/spa and boat dock. Interior included tile floors, counters and cedar ceilings. Consultant was Jim Adams / JAI Structural Engineers. Contractor was Joel Laber.

Project: Correia Residence 1978, Punaluu, Oahu. The Correia Residence in Punaluu was a lanai/veranda and art studio/office addition. Construction is wood frame with exterior cedar siding and metal roofing. The lanai addition allowed the residence to be opened to the ocean front view. Collaborators were Stefan Schweitzer, Richard Balcom and Lee Masters. Consultant was Jim Adams / JAI Structural Engineers. Contractor was Richard Cooke Construction.

Project: Wrixon Residence 1990, Honolulu, Oahu. The Wrixon Residence in Honolulu is a multi-story project overlooking Diamond Head. The construction is wood frame with cement plaster exterior walls, concrete roof tiles and tile lanais. Collaborators were Rick Huxley and Lee Masters. Consultant was Jim Adams, Afaq Sarwar / JAI Structural Engineers. Contractor was Joel Laber.

Project: Cachero Residence 1988, Honolulu, Oahu. The Cachero Residence is located in Waialae Iki overlooking Honolulu. Multi-story with wood frame construction, the exterior is in wood siding with concrete roofing tiles. Interiors are finished with tile floors and counters. Collaborators were Lee Masters and Rick Huxley. Contractor was Joel Laber.

Project: Chun Residence 1982, Kaneohe, Oahu. The Chun Residence is a multi-story hillside project and was wood frame construction. Exterior was finished with cedar siding and metal roofing, and the interiors have wood plank flooring and cedar ceilings. Collaborators were Richard Balcom, Stefan Schweitzer and Lee Masters. Consultant was Jim Adams / JAI Structural Engineers. Contractor was Richard Cooke Construction.

Project: Brink Residence 1983, Honolulu, Oahu. The Brink Residence is Hawaii style with double-pitch roof and French doors opening onto the surround veranda. Project: Wong Residence 1977, Kaneohe, Oahu. The Wong Residence in Kaneohe is wood framed with and exterior of cement plaster. The interior has oak and stone flooring. Collaborator was Richard Balcom.
