Two five-acre parcels at the Northwest and Southwest corners of Ft. Apache Rd. and Sunset Rd., were planned several times and for different uses over the years before the Longford Group purchased the land. Commissioning TRPinc, in 2005 to develop a retail product to support quickly developing medical offices in association with a new hospital in the neighborhood, the sites function as one with architectural continuity in style and materials. The buildings encompass about 80,000 s.f. of in-line and pad configurations to best utilize the real estate. A significant dome roof feature on the Northwest corner announces the center, creating distinction amongst other retail centers. Gathering space and wide pedestrian area allow casual activity and create a sense of place in this busy neighborhood. Maintaining continuity with color also provides another opportunity to tie the buildings on both sites together. The use of colors that blend in with the natural landscape provides aesthetics and emphasizes the importance of the prominence of this location within the neighborhood.
Total construction cost of this project: $6,500,000
