Lyons Warren’s extensive portfolio includes more than 130 warehouse club stores and over 200 fast food and casual restaurants. Thorough detailing and cost effective designs have allowed for effective prototype design use all across the western states. They have designed millions of square feet of tilt-up concrete warehouses, distribution centers, office buildings and retail centers. These include three story tilt-up concrete office buildings, such as the San Diego Spectrum and Carlsbad Corporate Centers.

Lyons Warren provides architecture and structural engineering services for Jack in the Box restaurants throughout the southwestern United States, including interior / exterior remodel, and branding upgrades. Scope of work also includes upgrades to meet California accessibility requirements for seating, restrooms, counters, parking, etc.

Lyons Warren has provided over twenty-five years of design services for over two-hundred Jack in the Box restaurants and is known for timely and accurate designs with minimal change orders.

[edit] The Anaheim Gardenwalk, Anahaim, CA

Architecture, miscellaneous structural engineering, plus construction and project management services for a 465,000 square foot shopping center which includes an IMAX theater, bowling alley, fitness center, management offices, retail stores and restaurants.

Plans by the original design architect were completed and coordinated concurrently with construction. Construction administration services included RFI and Shop Drawing processing, weekly site visits, continuous site presence during last three months of construction, and various associated tenant improvements. Also included were maintenance of lease drawings, tenant review for conformance with tenant criteria manual, value engineering, speculative tenant suites, and fountain designs.

[edit] PriceSmart Club Warehouse Stores, Latin America, Asia, Caribbean

Lyons Warren served as the primary consultant for architecture, structural engineering, prototype design, and site planning for multiple 68,000 square foot, club warehouse stores. Construction features include steel moment frames, masonry shear walls, standing seam roof, and concrete parking structures.

The PriceSmart in Managua, Nicaragua is one of thirty PriceSmart stores designed by Lyons Warren world wide and received Varco Pruden’s Hall of Fame award for international projects. Sustainable design measures included site location near public transportation, heat reclamation, and free cooling systems. Mechanical system included chilled water system for air conditioning in conjunction with louvered openings for free cooling, refrigeration system with heat exchange for hot water and an on-site sewage treatment plant. The lighting system included numerous skylights to maximize natural day lighting.

All PriceSmart stores include high-piled storage, food service areas, including pizza preparation / sales, bakery and meat preparation, optical sales, one hour photo, management offices, training rooms, tire sales areas including two lift bays, a two-bay loading dock, and full receiving area.

[edit] Sherman Heights Jack in the Box, San Diego, CA

Architectural design and structural engineering services for a 3,010 square foot, fast-food restaurant with a 1,965 square foot canopy, located in the Sherman Heights historical neighborhood of San Diego. Project cost was approximately $850,000.00. The prototype design was site adapted to fit in with a neighborhood of craftsman style residences.

Tracy Lindquist of Lyons Warren received a “Historical Preservation Award” from the San Diego Historical Society for this project.

[edit] Sellar's Plaza at Liberty Station, San Diego, CA

Structural engineering, and ASCE31/FEMA 350 seismic evaluations and studies of seven 1920’s era federal historic buildings of un-reinforced masonry, reinforced concrete and wood construction for conversion to restaurants and retail spaces.

Totaling 100,000 square feet, the project included the strengthening of existing clay tile infill shear walls with spray-on concrete, facade and column strengthening, plus structural modifications to create leasable spaces and accessibility improvements. All improvements were completed in a manner which respected the original architecture.
