As lead urban designers with a team of local consultants, WRT prepared a master plan for a 2-mile, 500-acre redevelopment corridor along the Mississippi River, upstream of downtown Minneapolis. Developed for the Minneapolis Park Board, the project involved multiple local, state, and federal agencies and an extensive public participation process.
The plan envisions over 2,400 residential units, 200,000 square feet of waterfront commercial and entertainment uses, live-work lofts, light manufacturing, a 5,000-seat amphitheater, and rehabilitation of a historic brewery as a state-of-the-art conference center. Adding over 200 acres of new open space, the plan calls for the continuation of Minneapolis' famed river parkway and a comprehensive system of riverfront paths.
Key contributions by WRT are the integration of water filtration ponds into the open space and recreation matrix and the development of urban design guidelines that maximize access to the river and views to the downtown skyline. In addition to Tax Increment Financing, the plan identifies $200 million in public investments over a 30-year period $90 million alone for new parks and open space.
