Wareham-DeLair is the direct descendant of the fifth oldest architectural firm in the state of New York. William L. Coulter started the firm in Saranac Lake in 1892, hiring Max Westhoff in 1905. Successors to Coulter and Westhoff include Westhoff and Distin, Distin and Wareham, and finally Wareham and Delair. Arthur W. Wareham died in 2005, though the firm retains his name.
